EPDM Rubber Roofing
EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane widely used on flat and low-slope roofs since the 1960s. It's the most field-proven single-ply membrane with documented 40+ year installations still performing. EPDM is available in black or white, in thicknesses of 45-mil and 60-mil, and in sheets up to 50 feet wide — large enough to cover many roofs with zero seams.
Seaming Methods
Unlike PVC and TPO, EPDM uses adhesive tape or liquid adhesive for seams rather than heat welding. Properly applied 6-inch seam tape creates a reliable bond, but it's more installer-dependent than welded seams. Splice adhesive and seam primer must be compatible with the specific EPDM brand. Seam failures are the most common EPDM repair issue, typically occurring after 15-20 years.
Material Estimation
EPDM comes in standard widths of 10, 20, 30, 40, and 50 feet. Choose the widest sheet that fits your roof to minimize seams. For a 25×40 foot roof, a single 30×45 foot sheet with 6 inches of edge overlap eliminates all field seams. Order adhesive for fully adhered systems (roughly 1 gallon per 40-60 sq ft of coverage) or mechanical fasteners for mechanically attached systems (approximately 1 fastener per 2 square feet).
Maintenance
EPDM requires periodic inspection of seams, flashings, and penetration details. Black EPDM absorbs heat and can accelerate aging of rooftop HVAC equipment — consider white EPDM or applying reflective coating for equipment areas. Clean EPDM with manufacturer-approved cleaners only; petroleum-based products damage the rubber. Budget for a professional inspection every 2-3 years and seam re-treatment at 15-20 years.
